Is this “THE ONE? Let’s Make An Offer!

Time to get up close and personal with those homes which have caught your eye! Let’s arrange to visit the homes you’re most interested in, together and in-person, to find the best ONE for you.

How can we make the most of our time when looking at specific homes?

Refining your “wants” and “needs” list will help us identify what’s most important to you, including both the location and the home itself. I recommend listing at least your top 5 “Have To Have” items and your top 5 “Absolute Nos” when it comes to your next home. With these lists - and all the other work we’ve done so far - we can work together to narrow choices of homes currently available which fit you well.

Preview, favorite, and hide homes through our KW App to eliminate those you won’t need to visit in person. We encourage you to use any virtual tours (aka “Matterport” links) available on listings which allow you to “walk through” the home without leaving the comfort of your couch. Remember, eliminating homes which don’t work for you is just as important as identifying ones which do.

What should you expect when touring homes in-person?

Showing times are often limited to 30 minutes, and if the home is occupied, the listing agent will meet us at the property and accompany us through the home. Appointments are typically set in advance which we will do for you. Be sure to look at EVERYTHING you want to see as a 2nd showing may not happen in this still quite hot market.

You may have a gut reaction when visiting a home. First impressions count, but there are a lot of variables in your home buying decision. Please lean on our expertise to advise you on home values in the current market and assist you in prioritizing the various homes we look at in light of your lists of wants.

How many homes should you see in-person?

Sometimes buyers find their future home the first time out, and others look at several before they see one that checks all their boxes. It’s a good idea to see at least a few alternatives so you have some points of comparison. But sometimes you just know a home is the right one!

What should you look for when visiting homes?

Look beyond the staging and decorative items to see the features and fixtures that stay with the home. You can always change the color of paint!

Check the condition of the home. Note any concerns you may have. This is another place we have lots of experience and will advise you if there may be an issue.

Keep track of the various homes with photos and notes.

Consider possible home improvements you might want to make so we can ballpark costs to figure into your offer amount and budget.

Don’t forget to check out the outside of the property and the neighborhood. We have access to relevant neighborhood insights and data if you haven’t already found them in our app.

Locate your commuter route, schools, shops, restaurants, parks, and other amenities in relation to the home.

If the property is a condo or located in a homeowners association, we’ll assess the fees and rules to see if they match with your lifestyle and budget.

We are completely invested in this process with you. Don’t hesitate to call, text, or email us about the questions you had in the middle of the night or during your shower this morning!
