Congrats! You’re ready for your new home! The steps in this Blog will help you stay ahead of everything you need to buy your new home in Massachusetts. As you follow the steps, you’ll be prepared for all the moving parts in a real estate transaction - or know what questions you need answered! And we, Your Creative Living Team, are honored to be your partners on your adventure!

Investing in a home is one of the most important decisions you’ll make - physically, emotionally, mentally, financially, and spiritually. This is the place where you can relax and rejuvenate allowing you to contribute your best to the outside world - this is Creative Living! Our team always says “Creating Great Lives!” as our mantra.

Rest assured that as a team we have your back! We have more than 32 cumulative years of real estate experience, $195 million plus in sales, and have sold over 400 homes. We have also assisted landlords and tenants with hundreds of rentals. As first-time buyer and seller specialists, we are experts at educating and guiding you through the process of selling or buying your first home.

Your needs (and wants, of course) drive how and when we find your new home. By using the steps in this Blog along with meeting in person or via Zoom or conference call (whatever is best for you), we can thoroughly understand what your goals and dreams are for your new home. With this information, we can effectively suggest which homes are worth your time to investigate further.

Since we will be partnering so closely with you to find you a home, we prefer to represent you as your Buyer’s Agent throughout the transaction, rather than the default of being a Facilitator. As a Facilitator, we can only show you properties, write offers and handle the basics of the transaction through closing. We are not allowed to share our knowledge, expertise and advice. Working as your Buyer’s Agent means that we are on your side advocating for you and your best interests. We will keep any personal and financial information you share confidential and weI’ll also be able to share with you all our expertise and real estate knowledge. When you find a house you want to offer on, we will research the market and share the data with you so that you can see how it is priced and feel confident that you are paying the right price for it - even if that is over the asking price. We can strategize what kind of offer to make and how to structure your offer to make sure you get the home you really want! We can also recommend a great home inspector and attorney to put together your real estate team so that we can ensure a smooth process all the way through closing.

So we are both on the same page about how we will represent you, we will ask you to sign a Buyers Agreement and Massachusetts Mandatory Real Estate Licensee-Consumer Relationship Disclosure which states we will be representing you as your Buyer’s Agent throughout this transaction. We can either meet in person or virtually to sign the paperwork. Happy to send you a copy of the paperwork to review - just ask!

In Massachusetts electronic signatures are legal for all the paperwork that you will need to sign, especially with the system we use showing time and date stamps, so this can streamline our whole transaction. We are always happy to meet you in person with paper documents to be signed, but know you are covered using electronic signatures through our system. Signing electronically is very simple - just follow the instructions in an email we will forward to you. You can even do this on your smartphone! Easy!

How do you start your search on our KW App?

First download it on your phone here - or click “Log In” in the upper right corner of this page and create an account to search on your phone, computer or tablet.

You can search by neighborhood or school district or map area with layers of options only available on our app. Your neighborhood is an extension of your home. Neighbors, surroundings, and access to everyday amenities should factor into your home-buying decision. Our app provides background on neighborhoods you won’t find anywhere else – including lifestyle trends, walkability ratings, local restaurants, sales data for the past six months, and more.

Once you have identified the neighborhoods you are most interested in, “favorite” the homes which catch your eye. When you tap the ‘heart’ icon next to a home, you have the option to add it to a collection. You can then share the collection with us, a co-buyer, friends, or family. Searching for a home is anything but a solo activity! This app allows for true collaboration between us and your important second opinions, so everyone stays on the same page!

Another tool you can create is a “saved search.” This is a filtered search which updates automatically with any new homes listed for sale. Simply fill out your desired search criteria (neighborhood, number of bedrooms, bathrooms, etc.) and tap the “save” icon. You will receive alerts through text or email whenever a newly listed home meets your criteria! We can also set up saved searches for you highlighting specific homes we see that you may like, so you can look at them too. Then we can decide which ones are worth exploring further - either virtually or with an in-person showing.
