What should I be aware of during this time?
Keep this list handy:
- Stay in close touch with me and your attorney.
- Schedule moving out of the house before closing/buyer possession date if you are living in it.
- Gather your closing-cost funds in an accessible account.
- Review your closing disclosure form, which you’ll receive three days before your settlement, and ask questions if you don’t understand something.
- Arrange a wire transfer or get a cashier’s check for the funds you need for the settlement.
- Buyers will schedule a walk-through of your new home within 24 hours before your closing to check its condition.
What can I expect at the closing?
The attorneys will finalize all of the paperwork for closing on the sale. Typically the buyer’s attorney will “host” the closing, but you will be in the loop of where and when to show up.
Bring to the closing:
- A government-issued photo ID
- Your cashier’s check or wire transfer confirmation for final funds due
- Your checkbook for miscellaneous funds not included on your closing estimate
What paperwork is required to close?
You’ll be signing the final closing statement called either a HUD or ALTA statement.
